The Westbridge standard
Expert management for your building and your people
Great block management means understanding two things: how a building works, and what the people in it need. Westbridge combines years of construction and renovation experience with years of experience managing and working closely with people. The result: repairs solved at the source, contractors chosen for quality and value, fair prices on every invoice, residents and directors who feel listened to, and a building that keeps getting better.

Every contractor invoice is commission-free, and any connection is declared up front.
Major works done right
Specified by construction specialists and competitively tendered under Section 20, with independent estimates.
Residents kept informed
Every issue is logged and tracked, and satisfaction is surveyed and reported to the board.

Close to our customers
People first, every day
Directors and residents are our customers, and their satisfaction is how we measure success. Every building has a named property manager who visits regularly, knows the people who live there and is easy to reach. We listen, act on what we hear, and report satisfaction to the board alongside finance and compliance, with a clear plan to keep improving it.
- A named property manager residents know by name
- Resident meetings on site, so ideas and questions are heard face to face
- Feedback requested after every completed repair
- A satisfaction target agreed with every board

Tower management →How we work
From handover to a building at its best
Our aim is to bring your building up to the standard it was built to, and keep it there.
01
Building audit
People with a construction background inspect the building, review the lease, accounts and every safety document, and give you an honest condition report.
02
Restoration plan & budget
We agree priorities with the directors, set a realistic service charge budget and a reserve fund plan, and consult leaseholders where the law requires it.
03
The right contractor, at the right price
We specify each job properly, choose independent contractors on quality and value, supervise the work and inspect it before the invoice is approved.
04
Report & improve
Directors get regular reports on works, compliance, finances and resident satisfaction, so you can see the building improving.
Who we work with
RMC & RTM companies
Volunteer directors take on real legal responsibility, usually alongside a full-time job. You need a managing agent you can rely on, one that understands the building, gets repairs done properly and keeps you informed at every step.
Find out more →Freeholders & landlords
A residential freehold is a long-term asset with long-term obligations. We keep the building in good condition, meet your legal duties as landlord and keep leaseholder relationships professional, so the asset holds its value.
Find out more →Developers
A new development is judged by how well it runs after the last unit is sold. We help you set it up properly from the start, with realistic budgets, a clean handover and residents who are happy to recommend the scheme.
Find out more →Historic & listed buildings
Period mansion blocks, converted townhouses and listed buildings need a different approach: the right materials, the right methods and an understanding of what needs consent. Our background in renovation puts that at the heart of how we manage.

Frequently asked questions
How do you choose contractors?
On merit. Our construction and renovation background means we inspect each job ourselves, write a clear specification and invite quotes from independent contractors suited to the work. We compare quotes like for like, agree a fair price and inspect the finished work before approving the invoice. We work commission-free, and we declare any connection with a contractor to the client in advance.
Can we change managing agent part-way through the year?
Yes, in most cases. Management agreements usually have a notice period, often three months. We review your current agreement, plan the handover and collect the funds, records, contracts and compliance documents from your outgoing agent, so everything arrives safely.
How is your management fee structured?
We quote a fixed annual management fee per unit, agreed up front and set out in your management agreement, with any additional charges listed in a published schedule. We work commission-free on all contractor and supplier invoices. Maintenance and renovation work is quoted separately and transparently, and work that requires Section 20 consultation follows the full statutory process.
What kinds of buildings do you manage?
Everything from converted houses and small blocks to purpose-built and mixed-use buildings, high-rise residential towers and large multi-block estates in the major cities, including higher-risk buildings under the Building Safety Act. We work for resident management companies, Right to Manage companies, freeholders, landlords and developers.
Do you manage high-rise and higher-risk buildings?
Yes. We manage residential towers with dedicated on-site building managers, and support Accountable Persons with their Building Safety Act duties: registration, safety case reports, the golden thread of information and resident engagement. We also carry out the high-rise fire safety checks required by the Fire Safety (England) Regulations 2022.
How do you measure and improve customer satisfaction?
We ask for quick feedback after every completed repair and run an annual satisfaction survey for residents and directors. We agree a satisfaction target with each board, report results alongside finance and compliance, and turn every survey into an action plan, so the rating keeps improving year on year.
How do residents report an issue?
Residents can report an issue online at any time, by email or by phone, with an out-of-hours line for emergencies. Every report is logged and tracked through to completion, and the outcome is visible to the board.
