Towers and large developments call for a higher level of management: more residents, more plant, more regulation, and a duty to keep every system running smoothly for hundreds of people. Our construction background is a real advantage here. We understand the plant, the fabric and the fire safety systems, so we specify the right contractors, hold them to account and spot issues early.
Higher-risk buildings and the Building Safety Act 2022
In England, an occupied residential building at least 18 metres tall or with at least seven storeys, containing at least two homes, is a higher-risk building. It must be registered with the Building Safety Regulator, and its Accountable Persons, led by a Principal Accountable Person, carry ongoing legal duties. We support them with:
- Building registration and keeping key building information up to date with the Regulator
- Assessing building safety risks (fire spread and structural failure) and keeping proportionate measures in place
- Preparing and maintaining the safety case report, ready for a building assessment certificate application
- The "golden thread": accurate, accessible digital records of the building
- A resident engagement strategy, and a complaints process residents can actually use
- Mandatory occurrence reporting of significant safety incidents
High-rise fire safety
The Fire Safety (England) Regulations 2022 add specific duties for high-rise residential buildings, which we carry out and record:
- A secure information box with building plans and responsible-person contact details for firefighters
- Up-to-date floor and building plans and external wall information provided to the fire and rescue service
- Wayfinding signage visible in low light or smoke
- Monthly checks of firefighting lifts, evacuation lifts and essential fire-fighting equipment, with faults reported to the fire service
- Quarterly communal fire door checks and annual flat entrance door checks
Running a large development day to day
- Dedicated on-site building managers, concierge and 24/7 security cover where the development needs it
- Lifts, plant rooms, pumps, ventilation, generators and communal heating, maintained to a planned schedule
- Access control, CCTV, car parks, gyms and other amenities
- Multi-block estates with several service charge schedules, apportioned correctly and transparently
- Cladding and external wall remediation projects, including work with government remediation funding schemes and the leaseholder protections in the Building Safety Act
- Major works on occupied towers, planned to keep disruption to residents low
Whether you're a developer handing over a new tower, a freeholder with a portfolio of high-rise blocks, or an RTM company taking on a large building, we'll start with a full building safety and condition review and give you a clear plan.
