Our background is construction and renovation, and it shows in how we manage. We go beyond keeping a building ticking over: we plan, with the directors, how to bring it back to the standard it was built to, at a pace the service charge and reserve fund can support.
Typical projects
- Communal area refurbishment: entrances, corridors, stairwells and lighting
- External redecoration, masonry, render and facade repairs
- Roof repairs and replacement
- Window and door replacement programmes
- Fire door and compartmentation upgrades
- Drainage, damp and water ingress remediation
Consultation done properly
Where works will cost any leaseholder more than the statutory threshold, we run the full Section 20 consultation under the Landlord and Tenant Act 1985: notice of intention, estimates and the statement of reasons. We take leaseholders' observations seriously and answer them in writing.
Specified and checked by people who've done the work
Successful major works start with a precise specification, so every contractor prices the same job and costs stay predictable. We write detailed specifications from real construction experience, invite competitive tenders from independent contractors, including those nominated by leaseholders, and compare the bids like for like. Once work starts, we supervise and inspect it at each stage, and approve payment once the work meets the specification. We work commission-free throughout.
